Gordon's first suburban renovation was conducted on this 6,000 sqft, 4 bedroom, 5 bathroom home in Lower Gwynedd Township. Go big or go home they say, right?
After spending over a half a year trying to find the perfect suburban home in the right school district, Gordon and his wife finally found Arbor Lane, a picturesque 20 year old home on a 1 acre lot in Wissahickon School District. What drew them to this property was the cul de sac the property is located in, over 1 acre lot, size of the house with the ability to grow into, finished basement, school district, proximity to a downtown area and train station, and under 45 minute commute into center city.
The renovation started out with the plan to just redo the floors and paint a few rooms. After conducting an inspection on the property, Gordon found out the stucco on the exterior of the home all needed to be replaced. Gordon was able to negotiate the sales price down on the home to a number that was manageable to take on the project. Once closing on the home, Gordon and his wife decided to redo the kitchen and a powder room, installed all new white oak finished in place hardwoods, repainted the entire house, redesigned both fireplaces and mantels, moved an old bar into the basement, added a new modern wet bar to the family room, opened up a wall, from kitchen to family room, redid the entire facade to a farmhouse look, replaced the majortiy of lighting fixtures, added a chandelier- and add a pool! just kidding on the pool, for now at least :)
This renovation took just under 2 months to complete and the budget was as follows-
Kitchen cabinets: $12k
Kitchen countertops: $12k
Kitchen Appliances: $20k
Hardwood flooring: $35k
Misc bar, walls, lighting fixtures, labor: $40k
